The Maryland housing market remained resilient in July 2026, with home prices continuing to appreciate and inventory remaining limited across much of the state. While buyers have more choices than they did during the severe inventory shortages of recent years, Maryland continues to experience competitive market conditions, particularly in areas where available housing remains tight.

Statewide, average home prices increased 3.9% compared to July 2025, showing that home values continue to hold strong despite changing market conditions. Homes are also continuing to sell at a relatively quick pace, averaging 14 days on the market statewide.

Inventory tightened compared to last year, decreasing from 3.4 months in July 2025 to 3.0 months this July. While inventory levels vary significantly by location, a three-month supply remains below what is generally considered a balanced market, continuing to create opportunities for sellers while giving buyers somewhat more selection than during the most competitive years.

Houses are still selling quickly, averaging just 11 days on the market, while inventory decreased from 2.5 months in July 2025 to 2.1 months this July.
