Selling your house is exciting—but if you’re a dog owner, it also comes with a unique challenge: what to do with your furry family member when buyers come to tour your house. With my sellers I also tell them, while you love your dog and they are family, not every buyer will feel the same way. There are people that are afraid of dogs, allergic, or simply distracted. To make the showing smooth and keep your pet safe, happy and comfortable, here are some options to consider.


1. Take Your Dog for a Walk or Ride

If possible, plan to take your dog with you during the showing. A long walk, a ride in the car, or even a trip to the park gives your pet a break and keeps buyers focused on what is most important, your house you want a Sold Sign on.


2. Use Doggie Daycare or a Trusted Friend

If you expect a lot of showings, doggie daycare or a friend who you trust and knows dogs can be a lifesaver. Not only does this keep your pet out of the house, but it also ensures they’re getting exercise and attention while you’re busy selling.


3. Create a Safe Space (If You Must Keep Them Home)

If taking your dog out isn’t possible, set up a safe and comfortable space—such as a crate in a quiet room or the backyard—so buyers can tour without interruptions. Just remember: barking, whining, or excited greetings can still distract buyers, so this option I would say only in extreme emergency. Also if your dog is going to be home, please tell your listing agent so that they may relay that to the buyers Realtor.


4. Remove Signs of Pets

Even if your dog isn’t present, be sure to tidy up. Put away food bowls, toys, leashes, and beds. Vacuum up fur and freshen the air to eliminate odors. You want buyers to see your home, not evidence of your pet.

Showings often happen with little notice. Have a “go bag” ready with your dog’s leash, treats, and toys so you can leave quickly. Planning ahead makes the process much less stressful.
